Integrating systems into buildings to further manage all utility systems is a solution to save costs, and time and minimize risks in the operation of real estate projects today.

Building management system (BMS)

BMS (Building Management System) is a system consisting of hardware and software that connects all individual technical systems in buildings to simplify the control and monitor process. Technical systems that are under BMS control include electricity, domestic water, air conditioning systems, ventilation, security, fire alarm, fire fighting, environmental warning... The management, control and operation of the equipment all operate accurately and timely, saving operating manpower and energy costs..

The role of the BMS system in controlling the systems

  • Monitor the operation of the air conditioning system and adjust the appropriate temperature for each area based on the settings or the actual temperature of the environment.
  • Automatically turn on/off and control the operational speed of the ventilation system, based on the signal from the sensor.
  • Receive signals, store and manage images as well as videos recorded by the security camera system. Besides, the BMS will also send an alert should the camera mode and operability have problems.
  • Automatically turn on/off lighting in public areas according to a schedule or manually via a monitoring screen.
  • Monitor and record information about the energy consumption of the building. The building's monitoring system stores, processes, and generates reports on energy consumption.
  • Capture the status of the equipment and alerts from the fire alarm system. Then, provide accurate information about errors that can cause fires or explosions and quickly handle those reported errors.
  • Control and closely monitor the amount of water in the tank, pump system, and water supply valve system in the building. In addition, pumps can also be turned on or off through the system.

The advantages of a building management system

  • Simplify operations: the system allows users to create programs that perform repetitive procedures and functions automatically.
  • Reduced training time for operators: the instructions and intuitive interface make it easy for users to get used to and master in a short period.
  • Quicker in response to customer requests and problems thanks to data collected during operations. From there, BMS will automatically adjust the technical system when detecting errors.
  • Reducing energy costs: by focusing on automatic control and management, BMS can turn off systems and equipment according to a predetermined time frame, thereby reducing the energy cost of the building.
  • Better management of equipment in the building thanks to the data storage system, maintenance program and automatic alarm reporting system.
  • Flexibility in programming according to needs, size, organization, and expansion requirements.

Thanks to its outstanding advantages, the BMS building management and monitoring system has almost been integrated into every real estate project such as apartment buildings and offices, making it easy to manage people and devices in a certain range of space. However, the management, operation, and control of the BMS require an experienced technical team that is highly proficient in handling and fixing problems in the general system or the individual ones in the BMS.
Taisei VN is confident that our experience from numerous projects across the country, combined with a team of well-trained technical staff, will represent the investor and the management in bringing practical and outstanding values to customers and residents at projects that Taisei VN receives.
